A personal note from Cody Carroll

Yesterday was my first day back to Abbottsford since the birth our little Gemma. She is a happy and healthy addition to our family and we are in love with her. Welcoming new life is always a rewarding and exhausting process and we are very excited for the future. Our family is finding it’s footing and adjusting to the new normal very well.

I want to thank everyone in the community for their support and encouragement as well as for the cards and well wishes over the last few weeks. My family very much appreciates your caring and concern. I’m happy to be back. I’ll try to bring better weather with my return…

Sincerely, Cody Carroll

My son, Rutledge Rebel, with his new baby sister Gemma Rogue. My wife, Katie-Laine, looking beautiful just moments after giving birth. Full hearts.

Winter Weather

Update: due to the weather conditions, refreeze of melted ice is happening quickly. The roads are slick. Please use caution. The city of Nashville is recommending to stay off the roadways for the next few days if possible.

A winter storm and cold weather await us this week. The roads and alleys in Abbottsford have been pre-treated and we will continue to try to keep the roads passable throughout the snow and cold weather. 2-4 inches is expected and more snow is forecasted for later this week. Please be careful and watch for ice and compacted snow throughout the city if you need to be out the next several days. Prepare your homes for cold weather and make sure to guard against frozen pipes and other cold weather issues. Stay safe!

Lawn Maintenance Program

Mowing With Bed Maintenance – All agreed upon turf areas will be mowed every 7-10 days during the active growing season, which is typically March through mid-November, but is dependent upon seasonal temperatures. Mowing frequency may change during rainy or extended dry periods. Standard mowing height is 4″ for cool season grasses. String trimming shall be performed around all buildings, sidewalks, and driveways each visit. Grass clippings on all walkways and parking areas will be blown off upon completion of each mow. Weeds in beds will be sprayed with herbicide or hand pulled each visit, except for weeks with rain delays. Turf and bed space within fenced in and enclosed areas are not included in weekly mowing with bed maintenance services and would be an additional charge upon request.

Turf Application Round One – Lawn Application Round One is a chemical turf application that includes liquid pre-emergent/post-emergent herbicides and fertilizer necessary to optimize the health of your lawn and keep weeds to a minimum. This service is typically completed by March 15th, weather permitting. Turf is pet-safe once chemicals have dried, typically within one hour of application.

Turf Application Round Two – Lawn Application Round Two is a chemical turf application that includes liquid pre-emergent/post-emergent herbicides and fertilizer necessary to optimize the health of your lawn and keep weeds to a minimum. This service is typically completed by April 30th, weather permitting. Turf is pet safe once chemicals have dried, typically within one hour of application.

Turf Application Round Three – Lawn Application Round Three is a chemical turf application that includes liquid pre-emergent/post-emergent herbicides and fertilizer necessary to optimize the health of your lawn and keep weeds to a minimum. Turf Application Round Four – Lawn Application Round Four is a chemical turf application that includes a liquid micronutrient fertilizer to enhance overall turf health, as well as a spot weed treatment if necessary. This service is typically completed by August 31st, weather permitting. Turf is pet-safe once chemicals have dried, typically within one hour of application.

Turf Application Round Five – Lawn Application Round Five is a granular high-phosphorus fertilizer, which helps jumpstart the establishment of newly planted seed. This service is typically completed by October 31st, weather permitting.

Turf Aeration & Overseeding – Aeration and overseeding is performed before the end of October to relieve soil compaction and promote thick turf. This service incorporates walk behind and stand-on aeration and seed application equipment. Mowing height will be gradually reduced to 2″ for 2-3 weeks prior to service to allow for optimal contact between turf and seed. Seed applied is a fescue blend at a rate of five pounds per thousand square feet on established lawns. Seed germination will typically begin within 10-14 days, depending on weather. Mowing will be suspended for 2-3 weeks after seeding to allow seed adequate time to begin germination. Please notify Milosi if an underground pet fence or other shallow wiring is present.

January Labor Updates

Dear Abbottsford residents,

As we approach the end of the year, we have some important updates regarding our landscaping services and plans for January 2024. As of December 31, 2023, our current landscaping contract will come to a close, and we are excited to welcome our new landscaping provider, Milosi, starting on February 1, 2024. Also during this transitional period, our on site manager, Cody, is expecting a new addition to his family, and as a result, he will have some limited availability in January.

To ensure that our community continues to receive the attention it needs, the Board of Directors has decided to hire outside labor in the form of Travis Hillesland to fill the gap left by Cody’s limited availability, and our community needs during January 2024. Travis is a long-time employee of Cody Carroll and has assisted with several community projects and emergency tasks for the Abbottsford community already. He has also worked directly with several Abbottsford residents in the previous years. Given his skill sets, familiarity to the community, existing credentials, and his abilities to act in direct report to our on-site manager, Travis is the obvious choice to help cover our needs. Cody will still be handling all day-to-day communications as well as normal digital workload for the HOA.

This change is designed to maintain the status quo of day-to-day operation and should go unnoticed by most residents. Landscaping contract duties during this month normally consist only of small cleanup tasks. We encourage residents to utilize our landscaping request system for any specific requests you may have during this period. However, please note that private property requests will be limited to normal contract scope of service and will be executed by level of priority.

This adjustment is estimated to provide more available labor hours to the community, make those hours more flexible to our needs, and ensure that our common areas remain well-maintained. This will also result in approximately $22,000 to $25,000 of landscaping contract savings that will be directed towards our reserves for other community projects and goals.

We appreciate your understanding during this transitional period and look forward to the positive changes our new landscaping provider will bring to Abbottsford starting in February. If you have any questions or concerns, please feel free to reach out to the On-site Manager. Thank you for your ongoing support.

Abbottsford Board of Directors
