Clubhouse Reservations

This calendar shows real-time availability of the clubhouse for rental. Please note that upon approval of your reservation request, the rental charge will be applied to your HOA account. Clubhouse rental fee is $100.00 per event. You will need to make an additional payment to your balance as it will not be covered under your auto draft. Please contact the On-site Manager if you have any questions.

The Abbottsford Clubhouse is for the use and enjoyment of all Abbottsford property owners. The Clubhouse belongs to all homeowners and represents a part of our investment. Proper utilization and care ensure that it remains a place of pride and pleasure for homeowners. Proper attire for Abbottsford Clubhouse includes shirts and shoes and does not include swimwear. 

The Abbottsford Clubhouse entertaining facilities extend to the wrought iron fence of the swimming pool. 

Rental of the Clubhouse facilities by a resident when, in fact, the resident is co hosting the function for a non-resident, and the resident is not in attendance at  the function, is not allowed. 

HOMEOWNERS’ RESPONSIBILITIES WHEN RENTING THE CLUBHOUSE

1. NO SMOKING is permitted in the Abbottsford Clubhouse. 

2. NO DOGS, CATS, OR PETS of any kind are permitted in the Clubhouse. 

3. DO NOT MOVE THE FURNITURE. Repair of scratches on floors and/or marred  walls will be billed to the Homeowner. 

4. DO NOT TAPE anything to the walls or ceilings. 

5. A valet parking service must be retained for parties of more than 50 guests. 

6. Clubhouse key will be available via lockbox near the clubhouse entrance. The lockbox code will be sent to you upon approval of your rental. Clubhouse key should remain on-site during your rental. For security, a fee of $100.00 will be charged to the Homeowners for each lost key. 

7. All parties will end by 11:30 PM. 

8. Noisy, rowdy parties will not be tolerated, and the Board of Directors hereby serves notice that any and all parties guilty of such conduct will be denied future use of the Clubhouse. There will be no exceptions to this rule. Young people must be at least 18 years of age, and their guests must be chaperoned at all times by a resident adult at least 21 years of age who will be responsible for their conduct.  Use of unlawful substances and underage drinking will not be tolerated. Adults are responsible for their own conduct. 

9. Exterior music amplification is NOT allowed. Music is not allowed to be played  excessively on the outside of the Clubhouse, as this would be considered a  nuisance to surrounding residents. 

10. The kitchen is designed as a serving area, and is equipped with microwave  oven, warming oven, dishwasher, and refrigerator. Renters must bring all  utensils (for eating and serving), china, glassware, cups, towels, detergent, etc. 

11. All garbage MUST be removed from the Clubhouse and disposed of by the  member reserving the clubhouse. Any damage to the Clubhouse or furnishings  shall be reported to Metropolitan Property Management the following day. 

12. The permit holder shall surrender possession of the premises and all  furnishings in good condition. The facility will be inspected prior to and after  each use. The permit holder will be held financially responsible for damage or  loss of any facility items, or damage to the facility. 

13. RESERVATION OF THE CLUBHOUSE DOES NOT “RESERVE” THE POOL AREA OF  THE CLUBHOUSE. YOUR GUESTS MAY USE THAT AREA, BUT MAY NOT EXCLUDE  OTHER RESIDENTS FROM USING THAT AREA. (Currently, the pool is not certified  to be used after sundown, so guests may not be allowed to use the pool at night.) 

14. The permit holder shall save and hold harmless Abbottsford Homeowners Association, Inc. for and against all  liability claims and demands on account of personal injuries (including without  limitation the foregoing workmen’s compensation and death claim) or property loss or damage of any kind whatsoever, which may arise out of or be in any manner connected with the performance of this contract, regardless of whether  such injury or damage shall be caused by, or claimed to be caused by the negligence of the permit holder or of the above named, or by any of their guests or representatives.

15. If you use a caterer, you are responsible for making sure that they are informed of and familiar with the rules and that they abide by them. Rental items must be picked up by 9:00 AM on the day following the event, in order to have the Clubhouse ready for the next event. 

RESERVING THE CLUBHOUSE 

Any Abbottsford Homeowner may reserve the Clubhouse, but the Homeowner must be present throughout the function, and must complete the Clubhouse Waiver and Release form. Capacity is 56 with tables and chairs and 85 without them.

CLUBHOUSE FEES AND FINES 

Clubhouse rental (non-refundable): $100.00 per function. If there is damage to the Clubhouse, a fine will be charged to the sponsoring homeowner’s account  after the fact. (Please see the Clubhouse Reservation Form for details.) 

If one event is scheduled in the morning, there will be an opportunity to schedule another event that same evening. However, there will be an additional $50 charge for the second event that is scheduled, since there must be adequate time for cleanup between the two events. 

In order to maintain the Clubhouse in good condition, and to ensure that surrounding residents are not inconvenienced or disturbed, the following fines will be imposed to help ensure that the rules are followed during the use of the Clubhouse: 

• Excessive music amplification/rowdy behavior complaints: $100.00 per incident 

• Failure of Homeowner to be present throughout the function: $200.00 • Failure of Homeowner to give 2 weeks advance cancellation: $100.00 • Failure of Homeowner to return Clubhouse keys: $100.00 per key 

• Renting the Clubhouse facilities by a resident, when, in fact, the resident is co-hosting the function for a non-resident and is not in attendance at the  function: $250.00
