New Landscaping Vendor Meeting Recap

Thank you to all of the residents of Abbottsford who helped us welcome Milosi Landscaping as our new landscape maintenance partner. Milosi’s four representatives, John Butler, Daniel Shoap, Keenan Baird, and Zack Bastin, enjoyed mingling with several residents during the February Happy Hour (Hope to see you in March), which preceded the Milosi presentation.


John Butler, Milosi’s Maintenance Divisions Operations Manager, explained Milosi’s five core principles as follows: 1. Safety First: Our team members are our greatest asset, and we value safety for everyone on every project. 2. We Do What We Say: We keep our promises to each other, our clients, and the communities we serve. 3. Details Matter: We understand that the little things are the important things. 4. We Listen Because We Care: We command a willingness to listen, learn, and adapt. 5. Create and Innovate: We value thinking outside the box and pushing boundaries.

John also stressed Milosi’s absolute commitment to excellent customer service, which lies at the heart of everything they do. He looks forward to partnering with us to address the opportunities for improvement in Abbottsford to fulfill Milosi’s core purpose, “Let’s Grow Beautiful Together.”

Keenan Baird, Milosi’s Plant Health Care & Fine Gardening Manager, discussed their Plant Health Care (PHC) Program, covering insect control and fertilization. He highlighted their success in eradicating Crepe Myrtle Bark Scale on other properties, as this is a common issue in Abbottsford. Additionally, Milosi offers a Landscape Design Division for property improvements beyond standard maintenance services. Keenan, the youngest certified arborist in TN, provides expertise in tree maintenance and is also a certified horticulturalist.

Daniel Shoap, Milosi’s Senior Client Relationship Manager, ensures that Abbottsford will receive top-notch service and that all contract obligations are met. He regularly meets with Abbottsford management to assess needs and oversees maintenance crews on-site. Milosi employs 4-man crews for efficient work. Residents will be informed about scheduled spray applications, and precautions will be taken to protect pets and children. A monthly newsletter signup from Milosi can update residents on maintenance services, seasonal challenges, and best practices. For communication with Milosi regarding contract related issues, residents are encouraged to use Abbottsford’s Landscape Request Form to manage inquiries effectively. Cody and Daniel will be working closely together to try to serve our residents to the highest standards possible.


Before introducing Milosi’s team, Abbottsford’s Board of Directors fielded questions from residents, reflecting diverse topics and opinions. Residents highlighted several issues.

Road Issues

Residents urged exploring options for road issues include holding an Open Forum. The Board agreed to schedule this session as they continue to gather information about paving.

Communication Issues

Even with at least 2 Abbottsford Web site emails per month, there were residents who felt they did not have the communication/information they needed. One resident suggested a printed newsletter. The Board President will check with other properties about newsletters and our property manager will continue to address communication challenges.

Involvement

Several residents expressed the need for more information and involvement in the issues that Abbottsford needs to address. The Board will discuss this issue and options for improvement at the next Board meeting.

Landscaping

There were issues expressed about the task of changing to another landscape vendor. Several questions and outcomes are:

  • The Board expressed that the Milosi representative will have appropriate participation in future landscape committee meetings and activities.
  • The Board will address long-standing landscape issues. These issues range from involvement to correcting problems created by past decisions. The Board will adhere to maintaining financial prudence.
  • Several aspects of landscaping maintenance will be different than years previous. Please be patient as we work towards better and more efficient standards of service for all residents of the community.  Landscape Information

The Board landscaping chair maintains a Master Landscape Project Map highlighting necessary improvements, among other issues. The community faces various challenges to balance budgetary constraints with property needs effectively.

Landscaping Vendor General Updates

Abbottsford HOA will be sending out notifications regarding upcoming landscaping maintenance services so that residents know what to expect on their property and around the community. This is a new component of service designed to give community members more information about what is happening on our property and help community management, as well as residents, make sure that all expectations are being met. We will send out information on any scheduled services we can throughout the year. We are hopeful that this policy will serve the community well and help you to feel more informed than ever before. Updates will be short. Please reach out to the On-site Manager with any questions.
