**Call for Board of Director Nominations**

The upcoming Spring Semi-Annual Homeowners Meeting is scheduled for Monday, May 13 2024, at the Abbottsford Clubhouse. There will be an election to fill one position on the Board of Directors. The BOD is currently seeking nominations for this position.

Nancy Lorenzi will be completing her 3-year term and not seeking re-election. This position carries a 3-year term until 2027. Other current Board members include Chris Wells (term ending 2025) Brad Pendleton (term ending in 2026), Ashley Cantrell (term ending in 2025), and Townes Duncan (term ending in 2026). 

If you are interested in serving on the Board of Directors, please submit your name along with a brief biography to Cody Carroll at Abbottsford615@gmail.com. For those who wish to discuss this opportunity further, please feel free to reach out to the property manager or any Board member. The deadline for nominations to be placed in the printed meeting packet is Monday, April 22nd, 2023. Write-in votes may still be recorded at the time of the meeting as well. Full meeting packets will be delivered in advance of the May meeting.

We are beginning to phase into spring services. The mowing schedule will be prioritizing turf health during this early part of the year. Spring growth will need to continue a few more weeks to achieve the best results. We will continue to monitor growth and cut only as needed.

We should be finishing tree and shrub early this week and will be moving on to turf applications.

This will be round 1 turf which will consist of 2 different fertilizers as well as 2 types of pre emergent for weed control.

Beginning tomorrow- Ornamental Tree & Shrub Application Round One –treatments consist of pesticide applications to prevent insects, as well as fertilizer application for optimal plant health and lush growth.

Next week we will begin our dormant pruning services. This will include ornamental shrubs and grasses throughout the HOA. Some rejuvenation pruning may occur on out of season species to get plants down to proper maintenance sizes.

Mulch prep will begin the following week. We will trench edge the mulch beds in preparation for the mulch which is scheduled for the 15th of February.

Spring 2024 Landscaping Updates

From Abbottsford HOA: A word on 2024 plans for turf and maintenance improvements for Abbottsford:

As we move into the spring season of 2024, you will notice some changes from previous years and the way that the property will be maintained. For the health and benefit of the turf in the neighborhood we will be keeping cool season grasses at a 4+ inch cut height this year. This should yield the best result for improvement of our turf this season. This will be taller than the grass has been kept in previous years. We need about 1 more week of cool season growth to be able to maintain the grass at an appropriate level and weekly mowing will begin.

The addition of beneficial turf treatments on the property will begin to show fruition more as we get into summer months. We are anticipating that after treatment 3 in June, you should notice a significant reduction in turf weeds throughout the community. A full 18 months on program is required to have turf areas controlled and fully healthy. We believe that turf health has already improved over last year.

Turf repairs from the AT&T installation project will continue to improve over the course of the year. The seed used in repair areas was a two-part blend of fast-growing annual grasses and slower to establish permanent perennial fescue. This blend was required to fill in spots fast (5-7 days) for the fall, while also allowing for permanent growth to establish at a slower rate (4-6 weeks). The fast-growing, lighter colored annual grasses will begin to die back during the hotter summer months, leaving the grass needed for the final turf repairs. We will continue to monitor the growth and establishment of these areas over the season but by the end of the fall maintenance season these areas should be permanently repaired turf. Please reach out with any questions or issues if you have not already.

As we continue to onboard the community into Milosi processes, they will be making sure to trim and clean up areas of the property more thoroughly throughout the year to achieve a more maintainable status. Shrubs and plants will be pruned according to ANSI horticultural standards, as laid out in the pruning guide sent out in January (also located on the HOA website). Pruning will be done on your property as part of our HOA contract. You will not need to request pruning for items covered under HOA maintenance, as has previously been the case. If you have items you do not want pruned and have not already contacted the on-site manager to discuss opting out of pruning services, please reach out as quickly as possible.

Milosi is working to get with many of you regarding private service requests and pricing. If you have submitted a request and have not gotten a reasonable response, please let the On-site manager know. Radar Survey of Redoubt #4

Historians conducted a study of Redoubt #4 on March 29th. They utilized ground penetrating radar to map and survey the site. They are hopeful to find evidence of cannon placements, as well as the timber from the fortification walls. This was a day-long project and non-invasive. They welcomed anyone who wanted to stop by or ask questions about GPR or civil war history. They plan to share their findings with the community at a “discover and learn” event once they evaluate the data.

We realize that there is an opportunity to strengthen our communication to individual homeowners about private services within the community. We want to apologize for any inconveniences that may have occurred over the past few weeks. Like any organization, we aren’t perfect and do make mistakes from time-to-time, but we lean on our core values and get better. We have addressed our Client Relationship Manager that was struggling to provide proper communication. The key to being successful is never compromising values and providing clear and consistent communication. We need to be sound listeners and then provide guidance and support both effectively and efficiently. We will continue to improve this process.

When we start working for a new community, it is difficult to calculate the volume of contact until you are receiving it.  Based on the volume at Abbottsford over the past few weeks, we feel we need to have two Client Relationship Managers working with the community.  We will have a Commercial Client Relationship Manager, Daniel Shoap, that will work with Cody to service the overall master contract for the community.  For all private property requests, we will have a second, Bobby Caudell, who will have responsibility for one off work for individual homeowners. 

We want to thank the community for their understanding as we transition to a brand-new community and work through the needs and nuances of a large HOA.  We are so honored to have the opportunity to service such a beautiful and influential Nashville neighborhood.
